Momentum Golf Partners occasionally offers qualified investors the opportunity to co-invest alongside us in select golf course, real estate and operating-business opportunities.

Each opportunity is evaluated individually and structured around a specific asset, defined business plan and long-term value-creation strategy.

For select opportunities, qualified investors may be invited to participate alongside Tyler Brennan and Melissa Mertely, the owners and operators behind Momentum Golf Partners.

Tyler and Melissa bring asset selection, underwriting and operating execution together. They remain actively involved after closing, with their own capital, operating responsibility and reputation connected to the plan.

Tyler Brennan

Tyler is a CEO, operator, entrepreneur and active-duty F-15E Instructor Pilot with more than a decade of experience building, acquiring, optimizing and exiting businesses with more than $200 million in cumulative revenue.

He started and scaled RaceDayQuads.com into a leading e-commerce company before its sale to private equity in 2024. He also acquired, grew and sold The Dog Play Spot to private equity in 2025. Those exits gave Tyler direct experience building the strong operations, clean systems, scalable teams and durable cash flow institutional buyers value.

Today, Tyler's primary focus is golf and hospitality. He presently owns and operates three golf and country clubs, brings extensive experience in golf course sales and acquisitions, and has led major turnarounds, capital programs, staffing improvements, membership growth and long-term reinvestment strategies across the portfolio.

Melissa Mertely

Melissa is a Doctor of Dental Surgery, entrepreneur and golf course owner whose operating perspective centers on people, service, systems and the customer experience. Before focusing on Momentum, she acquired and grew the dental practice now known as Kinston Smiles.

As COO, Melissa helps translate each investment plan into an experience members, guests and employees can feel. She shapes leadership, team culture, hospitality standards and the member and guest journey across Momentum's three golf and country clubs.

Her operating discipline complements Tyler's acquisition and capital experience. Together, they connect underwriting to daily execution and remain personally accountable for both the performance of the business and the long-term quality of the asset.

Build and exit

RaceDayQuads.com and The Dog Play Spot were built for scale and sold to private equity, creating direct experience with the systems, teams and cash flow institutional buyers value.

Own and operate

Tyler and Melissa presently own and operate The Club at Brookstone, Smithfields Country Club and Salem Glen Country Club across public, private and semi-private models.

Improve the asset

Their portfolio work spans TrackMan ranges, mini golf, clubhouses, sports bars, greens, bunkers, pools, cabanas, maintenance equipment and improved service systems.

Momentum focuses primarily on existing brick-and-mortar assets where operational improvements, thoughtful capital investment and disciplined management can create durable long-term value.

When appropriate, we may invite a limited group of investors to participate alongside Momentum in an individual acquisition or strategic investment.

    We source and evaluate a specific property or business that fits our investment criteria.

    We complete detailed underwriting

    Our review considers historical performance, real estate, capital needs, financing, market conditions, operational opportunities, risks and potential exit strategies.

    Select investors receive an invitation

    When outside equity is appropriate, members of our investor network may be invited to review the opportunity and supporting materials.

    Investors decide independently

    Participation is optional and evaluated one opportunity at a time. Joining the investor network does not create an obligation to invest.

Momentum co-investments are expected to be private, illiquid and long-term in nature. Opportunities will not be offered on a fixed schedule, and there may be extended periods when no investment is available.
